Commercial flat roof waterproofing membrane details

Modified Bitumen (MB) is bitumen (asphalt or tar) with modifiers added to make it more like plastic or rubber. SBS stands for Styrene Butadiene Styrene, a synthetic rubber added to bitumen to give it the qualities of rubber.

SBS modified bitumen is an extremely flexible roofing membrane, even in very cold weather. SBS modified bitumen also ages very well, retaining its elasticity throughout its service life.

Advantages of SBS modified bitumen roofing membrane

SBS modified bitumen is strong, abrasion resistant and retains its original shape after expanding or being stretched.

Modified bitumen with SBS has many benefits as a roofing membrane:

SBS roofing installation

Cold process system or cold adhesive applications involve multiple sheets of modified bitumen and a cold solvent-based or water-based adhesive applied with a sprayer, squeegee, brush or trowel. Self-adhering SBS modified bitumen is also available.

SBS modified bitumen reinforcement sheets are sometimes called a “cold process BUR system.” because the procedure is very much like hot-applied BUR (built-up roof) systems. SBS plies can also be installed by unrolling them onto hot-mopped asphalt or by heat-welding overlapping seams. Mechanical fasteners such as screws and plates are typically used to secure the modified bitumen sheets in place before seam welding.

Your Milwaukee SBS modified bitumen installer will determine the most suitable installation technique for your commercial roof.

Modified bitumen: SBS vs APP

SBS and APP are both types of modified bitumen roofing. While SBS modified bitumen has rubber-like qualities, APP (Atactic PolyPropylene) modified bitumen is commonly called “plastic asphalt.”

APP modified bitumen withstands blistering and damage from sunlight, heat and UV radiation better than SBS modified bitumen, which requires a protective coating against UV rays.

However, SBS is more flexible than APP, making it a better choice for substrates subject to thermal stress or movement (expansion and contraction) or deflection (sagging).

SBS modified bitumen vs EPDM

SBS modified bitumen and EPDM (Ethylene Propylene Diene Monomer) are both commonly used roofing systems for commercial flat roofs. Both materials are very flexible and resistant to all types of weather.

SBS MB comes in rolls and is available in different colors, with surfacing options including copper, aluminum and mineral granules. It’s typically cheaper than EPDM and withstands foot traffic and sharp objects better.

EPDM is a single-ply rubber roofing membrane cut to fit your flat roof. Because EPDM membranes are installed in a single piece there is no need to worry about seams or gaps leaking. It’s more environmentally friendly than SBS roofing and installation is easier.

Cost of SBS modified bitumen roofing

The cost of installing or replacing a modified bitumen roofing system varies greatly depending on your location, installation complexity, roof size, type of materials and application used and other factors (such as tear-off and disposal costs for reroofing).
